The Texas Special in the main house features Texas furnishings, original artwork, a king bed, sitting area, and a clawfoot tub with overhead shower, plus a large, private, pillared balcony overlooking Smithville's 2nd street corridor. The option to book the adjacent Queen room for extra space is available. Katy Limited, also in the main house, includes an electric fireplace and a renovated bath with a traditional tub and shower combo. The Bluebonnet, features farmhouse decor, longhorns, and a clawfoot tub with overhead shower. The Conductor's Quarters Cottage, a second-story outpost near the main house, includes a balcony, grand bed, clawfoot tub with overhead shower, and a dine-in kitchen with a full-size refrigerator, microwave, and coffee maker. The Garden Cottage includes an open design, a seated kitchen island adjacent to a full kitchen, a sitting area, an oversized step-in shower, and two patios. Katy Tower Cottage, near the main house, has a private second-story patio, queen bed, and jacuzzi tub with overhead shower. All rooms include a flatscreen HDTV with programming, complimentary beverages in a mini-fridge or full size fridge, luxurious toiletries, and guest-controlled climate controls. Tea and coffee facilities and free Wi-Fi are provided in each room.

As a traditional bed & breakfast, Katy House provides a complimentary southern-style breakfast served each morning at 9am at the communal dining table.
